A new-build handover clean is the plot clean before keys: stickers, film, plaster dust, and the WC and kitchen the buyer will inspect. Developers book it per plot. When this visit is the right one
After the site manager says the dusty trades are off that plot, and close enough to the key date that snagging paint can be followed by a sparkle if needed.

Dust, labels, and paint flecks still there on collection day. We work to what is actually in the rooms.

- We do not clean plots that are still a building site with no glazing
- Shared site roads and wheel wash are not the house clean
How the work is done
Method
Plot by plot, top to bottom, floors last. On a live development we need the plot locked to other trades while we are in it, or the clean is wasted the same afternoon.
What you are looking at
Stickers on the shower screen, dust on the loft hatch, and paint on the patio door the buyer notices in the photos.
What changes the quote
Cost
Beds and bathrooms, plus whether the plot is a flat with a long carry or a house on a finished cul-de-sac. Repeat plots are quicker once the specification is known. One-off buyer cleans are priced from photos of the worst room and the glass.
After the visit
Aftercare, DIY, and what makes the dust return
Aftercare
Shoes off, or protection down, until move-in. If the developer sends a painter back after our clean, that glass needs the sparkle, not a complaint that the first clean failed.
DIY or book it
Buyers sometimes wipe a kitchen and think the house is done. The misses are the top of door linings, the inside of the airing cupboard, and film on the oven door. A full plot is a day’s work with the right vacuum, not an evening.
What fails again
A handover clean lasts if the plot stays shut. Site dust blown in through an open front door on a building site is a new event. Book the clean when the road outside is not still being cut.

Can a developer book several plots?
Yes. Tell us how many and whether they are the same house type. The form is enough to start. We confirm before any date is held.
The builder said it was already cleaned.
If stickers and plaster dust are still there, it was not a handover clean. Photos show the difference.
Do you do the garden?
Paths and sills marked by the build can be in the exterior clean. Landscaping and turf are not.
How soon before keys?
Close to the date, with time for floors to dry and for a sparkle if snagging paint happens after us.
